Currently there are 74 Active Lake Forest Park homes for sale in the MLS.  They range in price from $239,940 to $1,499,900 with a median of $493,811 and average days on market of 89 days.

Pending Inspection Lake Forest Park MLS Listings – There are 2 Lake Forest Park homes for sale that have offers subject to inspection right now – The are both priced in the low $300k range with a median price of $316,200 and average days on market of 69 days.   In addition, there are 3 Lake Forest Park homes for sale that are marked Pending – Back UP requested.  These range in price from $299,000 to $1,450,000 for a Lake Forest Park waterfront home on Beach Drive.

There are 11 Lake Forest Park properties that are pending in the MLS waiting to close.  They are in escrow and past any other contingencies for the most part.  These range in price from $310,000 to $675,000 with a median price of $474,500 and average days on market of 89.

Just a quick peek at the Lake Forest Park WA homes that have sold in the last 60 days – these are the residential home sales only (Lake Forest Park single family homes in the MLS):

According to the NWMLS CMA report for the last 60 days, 25 Lake Forest Park Homes for sale have closed – this means they were in escrow and have final closing and recording numbers with the county.  Although these homes greatly vary between affordable Lake Forest Park homes and even a lovely Sheridan Beach view home, the majority of the sales that closed in the MLS over the last 60 days are in lower price ranges.  In the $500k and under , there were 18 Lake Forest Park Home that sold with only 7 homes priced at a final sales price of over $500k.  Four of those seven over $500k sold for under $600k. Twelve of the sold Lake Forest Park homes sold for under $400k for the biggest segment of what the buyers were looking for over the last few of months.  The homes that sold were in all kinds of geographic Lake Forest Park neighborhoods including Sheridan Beach, Sheridan, Horizon View, and Cedar Park.

Lake Forest Park Farmer's Market

Lake Forest Park has one of the nicer Farmer’s Markets around for Seattle Suburbs and even for Seattle neighborhoods!

Rain or shine the Lake Forest Park Farmer’s Market runs through October 10th on Sundays form 11Am to 4PM.  It is a visual treat and the smells coming off the fresh produce and flowers are amazing.  Even in the rain, the Lake Forest Park Farmer’s Market is a hit.

Seattle waterfront comes in many ways, shapes, and forms, but many Seattle area residents have started to migrate just a tiny bit North to some of the most affordable and beautiful Lake Washington waterfront that Seattle has to offer. Most people don’t generally think of Lake Forest Park first when they think of waterfront, but the city is nestled on the banks of Lake Washington and features some amazing waterfront properties.

In fact, the Lake Forest Park waterfront homes are spectacular to say the least, but they don’t pop up very often. Just one has sold in MLS in the last year. Another is actively on the market with an offer and accepting back up offers. So let’s look at the Lake Forest Park waterfront homes that have sold in recent years:

The most recent Lake Forest Park waterfront home sale in the NWMLS data was the home on Beach Drive that closed in August of 2009. This Beach Drive waterfront home was on the market for 328 days and with a list price originally of $2,195,000 which later got reduced to a more affordable $1,739,000. It sold for a final price of $1,695,000 with conventional financing. Here are some of the stats on this waterfront home:

This Sheridan Beach waterfront home also had perks like air conditioning which isn’t common in the area, but the lot size was significantly smaller than many other Lake Forest Park waterfront properties.

Looking at Lake Forest Park waterfront homes that have sold since January of 2007, the average square footage is 4215, average dollar per square foot is $559.06, average days on market for these waterfront homes is 168 days with a range from as little as 10 days to sell a house to 422 days. The average list price on these was $2,308,490 and average sales price was $2,258,900. The median sales price on these was $2,258,900.

Highest and Lowest Priced Lake Forest Park Waterfront Homes Over The Last Few Years..

The highest sold price was $4,670,000 on a waterfront home listed for 422 days at a list price of $4,750,000. This was a 9400 square foot home on Shore Drive NE in Sheridan Beach with 4 bedrooms and 6 bathrooms. The lot size was .53 of an acre and it sold for $496.81 per square foot. The lowest sold waterfront home in this period was a 3050 square foot home on Beach Drive NE in Sheridan Beach on a lot that was .169 of an acre. The home was built in 1932 and on the market for 394 days.

Lake Forest Park WA Homes for sale – Market update right before the tax deadline… What has sold since 3/1/2010? 12 Lake Forest Park homes have sold and closed since the beginning of March 2010. They range in price from $260,000 to $600,000 with an average selling price per square foot of $194. Think 12 is good? This is compared to 22 altogether for the entire year so far. More than half have sold as the deadline for the tax credit approaches. I think the tax credit definitely is having an impact on the sales that have closed so far.

Don’t know what I am talking about? If you want to take advantage of the $8000 IRS Homebuyer tax credit and otherwise qualify, you need to get a purchase and sale agreement signed around by 4/30. You don’t have to close by 4/30, but you do need to get the home purchase under contract by that date and close by the end of June.

Pending Lake Forest Park Homes For Sale: If you aren’t impressed by the increased sold homes in Lake Forest Park, then look at the ones under contract waiting to close. These are the ones that fall within the tax credit date range. Let’s look at these Pendings – these are the Lake Forest Park homes for sale that are under contract. There are an additional 31 Lake Forest Park homes for sale that are in fact under contract. They range from $208,950 to $1,450,000.

Horizon View in Lake Forest Park

Horizon View real estate in Lake Forest Park WA – this is a great neighborhood in the Seattle suburb of Lake Forest Park Washington! 

Horizon View is the highest point in Lake Forest Park and because of that the homes here tend to have some great views!  The Horizon View neighborhood has views of Lake Washington, the Cascades, Mount Baker, Mount Rainier, and Seattle on a clear day.

The real perk here for  Lake Forest Park Horizon View homes, though is the park itself  and great reason to look Horizon View homes for sale. Horizon View Park is one of the most phenomenal around and a great smaller scale version Seattle’s acclaimed Green Lake Loop.   There is a quarter mile loop and a mile loop, enclosed tennis court, basketball/sport court, ball field, playground complete with choo choo train and separated by age appropriateness, and more!  There is parking, porta-potties, a water fountain, and dogs are allowed here on leash. In true Lake Forest Park fashion, there is a dog bowl here for your furry friends to sip out of as well. The park is 8.4 acres and includes a giant Seattle reservoir which is inside of the larger loop. 

Little known Horizon View Lake Forest Park fact:  Ready for this one? Horizon View Park used to be a Nike Missile site!  It was the radar tracking portion of the system, but it was right here in Horizon View Park from 1957 until it was decommissioned in 1964.  You can still see the relics if you look closely.  After my daughter beat me at a game of tennis, we wandered up an old staircase that was covered in brambles and seemed to literally lead to nowhere.  I didn’t know it at the time, but this was one of the radar pads left over from the old site – it was still a bit eerie.  The actual launching site is over on 1st and 228th on Nike Hill in Bothell (I also had no idea where the nick name had come from for the hill). Through out the 1950s Seattle got a lot of these installed apparently. 

Horizon View is a great neighborhood and Lake Forest Park is a wonderful Seattle suburb in Washington!  We have written about Lake Forest Park real estate before, but wanted to make sure and share all of the great details about the city and other neighborhood information – Horizon View is a cool Lake Forest Park neighborhood and there are some wonderful homes here!
